A major project of approximately 50.5 hectares, the last piece of the Toyosu 2- and 3-Chome District development
The Toyosu Sail Park, a new landmark in the Toyosu area, which continues to develop as the core of the Tokyo Bay area, will be completed in the summer of 2025. It is attracting attention as a future-oriented complex that is not limited to office and commercial facilities.
Concept of "Toyosu Sail Park," a new hub of interaction and creativity
The name "Toyosu Sail Park" reflects the concept of the park's role as a "SAIL" that will pave the way for Toyosu's future, and as a "PARK" that will be a place where people can interact with each other. Under the basic concept of "From 'Prosperous Town Development' to 'Prosperous Life Development,'" a new eco-system that integrates work, residence, learning, and recreation is planned to be constructed.
Two buildings will be constructed on the site: Building A, an 18-story building with one basement floor and a total floor area of approximately 47,000 m2, and Building B, a 15-story building with one basement floor and a total floor area of approximately 89,000 m2. The two buildings will be connected by a two-story pedestrian deck, which will also connect to the existing pedestrian deck over Harumi-dori Avenue and the three city blocks on the Toyosu Forecia side, thereby enhancing the circulation of the entire area.
Innovative Facilities Provided by Toyosu Sail Park
The most distinctive feature of the project is the introduction of incubation facilities and shared corporate dormitories as new functions in the Toyosu area.
Incubation facility "LIFESTYLE LAB "TOYONOMA
LIFESTYLE LAB "TOYONOMA", which will be located on the second floor of the Toyosu Sail Park Building (Building B), is an incubation facility with a total floor space of approximately 1,500㎡ operated by Kokuyo Co. Taking advantage of its location in Toyosu, which is home to a large number of residents and workers, the facility aims to be an open space like a "tea room" where a diverse range of people, from start-ups to large companies, and from children to adults, can interact.
The facility will be equipped with a main living room-like space, private rooms for corporate activities, a coworking area, a shared kitchen, a large conference room for holding events, and a product exhibition area. The facility will function as a place to support the creation of businesses that will contribute to the affluent lifestyles of the future.
Shared corporate dormitory "TRIAL HOUSE "TAMESU
Also in the Toyosu Sail Park Building (Building B), there will be a "TRIAL HOUSE TAMESU" operated by GOODTIME Co. This 39-unit shared corporate dormitory, based on the concept of "try it and see," will serve as a place to demonstrate new ways of living and working.
It aims to promote the growth of employees through experiments in living centered on the residence rooms, initiatives that contribute to health management, and exchanges among resident companies. This is expected to go beyond the framework of a mere corporate dormitory and function as a "living laboratory" that will generate innovation.
Highly functional office and commercial facilities to enhance Toyosu's urban functions
In addition to incubation facilities and shared corporate dormitories, Toyosu Sail Park will also provide office space that offers a cutting-edge business environment.
The office floors will feature a flexible layout that enables a variety of work styles in response to ABW (Activity Based Working), providing a comfortable space not only for workers but also for visitors.
In addition, the commercial zone will be developed as a facility that can be used on a daily basis, with a collection of cafes, restaurants, and other eating and drinking establishments, as well as stores with office support functions. This is expected to have a synergistic effect with the existing large-scale commercial facility "Urban Dock Lalaport Toyosu.
Creating a Safe, Secure, and Sustainable City
In terms of disaster prevention, the building is equipped with two 2,000kVA x 2 emergency power generators capable of supplying power for 72 hours, enhancing business continuity in the event of a disaster. In addition, space has been secured for three 500kVA emergency generators for tenants, ensuring full BCP (Business Continuity Plan) measures.
In terms of the environment, the building is designed to provide both urban comfort and reduce environmental impact, with a large roofed event plaza and green space located on the site.
Outstanding Accessibility
Toyosu Sail Park is conveniently located within a 3-5 minute walk from Toyosu Station on the Tokyo Metro Yurakucho Line and Yurikamome Line. It is only a 9-minute walk to Tokyo Station and an 8-minute walk to Otemachi Station, providing excellent access to the central business district of Tokyo. It is also conveniently located for both domestic and international travel, with easy access to Haneda Airport.
Project Background and Outlook
The Toyosu area was reclaimed approximately 90 years ago and once developed as an industrial area. IHI and Mitsubishi Estate have jointly undertaken redevelopment projects such as "Toyosu Front" and "Toyosu Forecia" in the past.
Construction of Toyosu Sail Park, the last large-scale redevelopment project in the Toyosu 2 and 3-chome area, is scheduled to begin on July 1, 2022, and to be completed in June 2025, with an opening scheduled for that summer. The completion of this project will complete the urban development of the entire Toyosu area, which covers approximately 50.5 hectares.
Conclusion: Toyosu Sail Park opens up new possibilities for the city
Toyosu Sail Park" is an advanced project that goes beyond mere office and commercial space development to offer new possibilities for the way people work and live. By creating new businesses and lifestyles through incubation facilities and shared corporate dormitories, and by providing a place for a diverse range of people to interact, the project will further enhance the appeal of the Toyosu area.
We will continue to monitor the progress of the project as it prepares to open in the summer of 2025.
